We'll confirm your inspection date and time. Let us know the purpose — annual maintenance, home sale, insurance claim, or post-storm — so our inspector brings the right checklist and documentation forms.
Surface Inspection
Our inspector walks every section of the roof. Shingles checked for cracking, curling, buckling, missing tabs, and granule loss. All flashing inspected — chimney, pipe boots, vent boots, step flashing, counter-flashing, valleys. Ridge cap and ridge vents examined. Drip edge condition noted.
Interior Inspection
Attic inspection: we check ventilation balance (soffit vents vs. ridge vents), insulation depth and condition, and the underside of the roof deck for moisture. Dark stains, mold, or daylight through the sheathing signal active or past water intrusion.
Findings Delivered
